Barcelona, March 30, 2026. Metrovacesa, a real estate developer with more than one hundred years of experience in Spain, has started the commercialization of Alemanya 60 in Sabadell, a residential development that will involve an investment of 26 million euros and whose main singularity is the rehabilitation of a historic industrial building integrated into a new housing complex.

The project contemplates a total of 94 homes and will be developed on Carrer Alemanya, in a consolidated urban environment with access to services, stores and facilities, as well as good connections to the center of Sabadell and Barcelona. This location reinforces its attractiveness in one of the most dynamic residential markets of Vallès Occidental.

Alemanya 60 combines the recovery of part of an old factory complex with the construction of three new buildings, forming a complex of four multi-family blocks. The project seeks to preserve the industrial identity of the area, adapting it to new residential uses.

In this sense, the project incorporates the rehabilitation of original elements of the Vapor de Ca l’Escardat, including part of its facades on Ferran Casablancas and Alemanya streets, as well as the recovery of the historic chimney, one of the most recognizable elements of the environment. The integration of these elements constitutes one of the main challenges of the development, both from an architectural and urban point of view.

“The launch of Alemanya 60 reinforces our commitment to Sabadell, a key city in Metrovacesa’s trajectory, where we have already developed other developments. This project also represents the challenge of intervening in a building with a strong impact on the memory of the neighborhood, recovering its historical value and adapting it to current needs,” says Antonio Ruiz Caparrós, manager of Metrovacesa in Catalonia.

The development will offer 2-, 3- and 4-bedroom homes, with layouts designed for different buyer profiles. All homes will have outdoor spaces, such as terraces and private patios on the first floors, favoring the entry of natural light and the relationship with the environment.

The residential complex will also include common areas on the roof, with a swimming pool and recreational areas, in line with the new demands of the residential market.

Construction is scheduled to begin in the second half of 2026, while the housing units are expected to be delivered in the second half of 2028.

With Alemanya 60, Metrovacesa reaches its fourth development in Sabadell and reinforces its presence in Catalonia, betting on projects that combine rehabilitation and new construction as a formula to promote urban regeneration in cities with a strong industrial identity.
