Seville, March 24, 2026. Metrovacesa, the leading real estate developer in Spain with more than one hundred years of history, has begun construction of Residencial Moncayo, a new 40-home development in the Isla Natura neighborhood in Palmas Altas, consolidating the residential development in the south of the city.

The start of construction represents a new boost for this expanding area, located along the left bank of the Guadaíra River and close to Los Bermejales, which in recent years has become one of the main focal points of urban growth in Seville.

Residencial Moncayo will comprise 40 3- and 4-bedroom homes, distributed in two blocks of first floor plus five upper floors. All homes will have large terraces, parking space and storage room included, and floor areas of up to 159 square meters.

The project has been designed to meet the demand for family housing in the area, opting for spacious, bright and functional spaces. It also incorporates landscaped common areas, swimming pool, solarium and children’s area, creating a residential environment designed for the day-to-day life of Sevillian families.

The development will have an A energy rating, both in terms of consumption and CO₂ emissions. The homes will incorporate aerothermal systems for the production of domestic hot water, advanced thermal and acoustic insulation solutions and a design that favors cross ventilation and the entry of natural light.

Residencial Moncayo is part of the sustainable development model that characterizes Isla Natura, an urban area of more than 67 hectares designed to prioritize pedestrian and cyclist mobility, with large green areas and an approach oriented towards the environmental regeneration of the surroundings.

Seville, a market in productive equilibrium

The start of construction work is taking place in a particularly dynamic context for the Seville residential market. According to the latest Metrovacesa R3search analysis, the province is among the few in Spain where new housing production almost doubles household formation, helping to maintain a balance between supply and demand.

In the last year, nearly 12,000 new construction permits were granted, compared to 6,831 new homes created, a productive response capacity that is helping to normalize the market and contain structural tensions. The average price stands at 2,720 €/m², with a performance in line with the evolution of household income, which reinforces the stability of the local market.

In this scenario, developments such as Residencial Moncayo contribute to expanding the offer in one of the most promising neighborhoods of the capital, reinforcing the orderly growth of the south of Seville and the consolidation of Isla Natura as a new residential area.
